VAE Consulting was built on a simple belief: when real estate gets complicated, experience matters.
We are operators, owners, and advisors who have spent our careers making decisions where the outcome has real consequences. We've built property management organizations, operated large portfolios, acquired and renovated distressed assets, managed capital projects, navigated challenging market conditions, and worked alongside ownership teams when original business plans no longer matched reality.

We believe the best operators are willing to confront problems early, reassess assumptions honestly, and change course when the facts demand it. Sometimes protecting an investment means improving execution. Sometimes it requires changing management, deploying additional capital, reducing expenses, repositioning an asset, or accepting a short-term loss to prevent a much larger one.

Meet the Principals
Phil Wynen
Phil has more than two decades of experience owning, operating, renovating, and advising on real estate investments.
Since 2004, he has acquired, renovated, operated, and sold thousands of homes and apartments throughout Georgia and Florida. His experience is particularly deep in distressed and operationally challenging assets, where controlling expenses, addressing deferred maintenance, restoring vacant inventory, and prioritizing capital can materially change investment performance.
Phil has also advised private equity ownership on large real estate portfolios, including the development of in-house maintenance operations, acquisition processes, lender-required improvements, capital expenditure programs, and value-add strategies across a portfolio of more than 3,500 units.
His approach is grounded in disciplined decision-making: understand where the asset stands today, protect capital, control what can be controlled, and act before small problems become expensive ones.
Danielle Miner
Danielle brings a combination of real estate ownership, property management, executive leadership, operations, and risk management experience to VAE.
She entered real estate in 2004 with the purchase of her first distressed property and subsequently built her own rental portfolio. Her early career also included 13 years in the U.S. Army Reserve in investigative, physical security, anti-terrorism, and security-management roles, as well as service as a Denver police officer.
Danielle later founded and grew a property management company in Charleston, South Carolina, overseeing more than 800 single-family and multifamily properties before successfully selling the business.
She subsequently built an in-house property management organization from the ground up, providing operational leadership for thousands of units across five states.
Her expertise includes operational assessment, property management strategy, organizational structure, systems and technology, policies and procedures, management transitions, risk identification, and translating ownership objectives into accountable property-level execution.
Danielle is particularly effective at bridging the gap between ownership and operations—helping executive teams understand what is happening at the asset level while giving operating teams the structure, systems, and accountability necessary to improve performance.
